Heres the bad bits broken down for you 
NEEDS GLASS FOR SIDE F1 MIRRORS
The door mirror on the car is an "F1" style mirror, this needs a new glass piece.
EXHAUST HAS A LEEK (ONLY JUST STARTED)
This means that the exhaust system has either a hole or a gasket has gone, could be a cheap fix, could be quite expensive depending on what it is.
RUST BY THE PETROL CAP (NEEDS TO BE FILLED)
Self eplanatory, but the rust will need grinding out and body filler applied, rubbed down then painted, a job for the professionals really.
1 OFF THE ALLOYS NEED TO BE REPAIRED (HAS SPARE ON THE CAR ATM)
This could just mean that one alloy is badly scuffed, it could also mean that the alloy is cracked and needs welding back up (which I would not advise)
I think the ad seems okay, but the mileage is very low for the year, and I don't think enough detail is in the advert. I am a fan of the Mk3 polo, but if this was me, I'd leave it alone tbh.
